Slope Maintenance 
San Elijo Hills II HOA strives to preserve the distinctive character of our neighborhood by maintaining the privately owned slopes. A maintenance crew works two days per week on this effort, supplemented by a tree service focused on the upkeep of our majestic Eucalyptus trees. Additionally, the HOA collaborates with a certified arborist to ensure the safety and health of both the slopes and the trees. These ongoing efforts contribute to a unified, beautiful and safe environment throughout our community.

Board Approvals FAQ

You will need to complete the Project Approval Form which can be downloaded from the Documents page. Print out the form and fill it in manually.
Secure the requested neighbor signatures, add any attachments, and email them to kmerritt@keystonepacific.com and it will be discussed at our next meeting. If you would like to bring the application to a meeting in person, please contact Keystone so that your request will be added to the Agenda for discussion.

Please note that in many cases City Approval may be required before Board Approval.

Yes. Any landscaping requests by a homeowner must have a Project Approval Form submitted to the board complete with the required neighbor signatures. Landscaping requests over and above ground cover will be at the homeowner’s expense.

No. If the trees are on your property and not on the HOA slope easement, you do not need to complete a Project Approval Form.

No. Per Article VI of the CCRs, no fences are allowed on slopes.

Other FAQs

This can be accomplished at the Solana Beach City Hall. Go to the front desk and they will direct you to the correct department. Your street address is not the same as your “property number”. You will need to look at a city map or you can locate your property on our plat map

No, signage is not permitted on the HOA-maintained slopes. Signage can be displayed on a homeowner’s property but not on the HOA slopes. Signage interferes with sprinklers and maintenance of the slopes.

San Elijo Hills is located in Solana Beach and is bordered by San Elijo Lagoon to the north, Horseman's Valley and San Dieguito Park to the east, and by the Lomas Santa Fe Executive Golf Course to the south.

Directions

To reach our San Elijo Hills community, take the Lomas Santa Fe Drive exit from Interstate 5.

If coming from the south, proceed straight across Lomas Santa Fe. You are now on Santa Helena.

Proceed up the hill past the Wells Fargo to Santa Victoria and turn left (our community is on the east side of Santa Victoria).


If coming from the north on Interstate 5, take the Lomas Santa Fe exit.

Turn left at the bottom of the exit.

Go under the freeway bridge and take the first left. You are now on Santa Helena.

Proceed up the hill past the Wells Fargo to Santa Victoria and turn left (our community is on the east side of Santa Victoria).
